Stamford Brook

Managing Agents for a large residential development

Stamford Brook, Altrincham

Overview:

We were appointed at Managing Agents for a large residential development incorporating apartments, houses and maisonettes in 2010. The primary difficulties with regard to this development were the mixed areas of responsibility, as the scheme was split into six different Management Companies as well as a single Estate Company, each with differing responsibilities, regimes and leases. In total over 650 houses and apartments. This was further compounded by there being Local Authority roads, unadopted roads and a large brook controlled by the Environment Agency.

Sports City

Overall Managing Agents for a 4 block complex

Sports City, Manchester

The developer for four large apartment blocks, comprising a total of 519 apartments, in East Manchester appointed three different Managing Agents to manage the four developments.

Scanlans Property Management LLP quickly established a close working relationship with the Directors of the Management Company for the development they were responsible for, which comprised 97 apartments.

Harpurphey

Resolving leaseholder issues with NHBC

Harpurphey, Manchester

This is a residential development of 78 apartments, constructed in 2001.

Over a number of years, concerns were raised with regard to the apartment windows and the fact that a number had dropped and were allowing water penetration.

Initial claims to the NHBC were rejected and the leaseholders were left with the potential of having to raise a levy in excess of £80,000 in order to undertake the works themselves.
